At Aether we are Architect, Master Builder, Owner and (if a rental property),Property Manager. We want to build a new building each year. We also want to be able to take action when the next suitable opportunity arises, this can be before we finish a building. To buy an opportunity whether a redundant building, (our preferred option), an occupied one or developable land. There is a specific process and timeline that follows before the new building is complete. You do not always want to, or can wait. Some people would love to 'be in property, but the risk of being solely responsible for a property investment is not something they are comfortable with. Others know, to have wealth affords them choices. To spend on themselves, to help others, or to grow what they have. They may also only want to do any or all of that in an ethical and fair way. At Aether we utilise private lenders , banks institutions, companies and individuals. This keeps us cost efficient, frugal and unburdened. Unlike so may property development companies out there. We do not rush to take our profits from our buildings, we instead leave them in our buildings. This affords us better designs, better buildings and long term peace of mind. We have removed middle person profit taking. We do use others wealth to assist us. We are assisted with Construction Cost Finance , Long Term Commercial Mortgages and Short Term Private Lending. Short Term Private Lending allows us to purchase opportunities without the burden of first achieving the necessary local authority permissions, which sometimes would mean we miss out. It also allows us to be efficient in our our own production pipeline and not have costly down time while seeking our next opportunity. We can be always looking , evaluating and choosing to our own timetable and criteria, knowing if its is worthwhile we can take action. It makes as more financially viable. Our Private Lenders enjoy us paying them a a good rate of interest, knowing they helped make some great buildings happen, as well as changing many lives for the better for many years to come. Once the building is completed, Private Individual Lenders can always opt to lend on the next project and all our future projects, should they wish. There is no commitment or obligation on you for getting in touch. You only become a Private Individual Lender to Aether, if and when you decide to. When you agree to become a Private Individual Lender to us, you usually only lend for less than a two years, know beforehand the interest we will pay you and when. Your lending is secured against that particular development. Private Individual Lenders are normally reimbursed once the building is complete, and our construction loan is repaid, from our long term commercial mortgage which commences once the building is complete and occupied. Any Private Individual Lending is also reimbursed from our Commercial Mortgage Facility, as is any interest we have agreed to pay you. At Aether we love Ethical Financing. We think you may do too.
